Broker Case Study
The Scope Gap a Referred Client Would Have Discovered Too Late
A Durham Region water loss damaged three levels of a home. Before accepting the carrier's rebuild settlement, the homeowner asked Cornerstone for an independent review of the scope.
Rebuild Scope — Side by Side
~$60,000
in code, labour, and line-of-sight rebuild scope the original estimate did not include — every dollar itemized and tied to a code section, an IICRC standard, or the policy's own basis-of-settlement language. Nothing padded.
What the Review Found
- Electrical code deficiencies not in the original scope.
- Documented mould growth that went unaddressed.
- Drywall scoped at roughly half the opened area.
- Line-of-sight finishes omitted in several rooms.
- A wetted wall never opened or moisture-tested.
- Work-at-height labour the original estimate didn't allow for.
And we corrected a charge in the carrier's favour — a double-counted vanity that brought one room's figure below the carrier's number. The goal is an accurate file, not a bigger one.
