Wall Removal
Load-bearing or non-load-bearing — we assess, engineer, permit, and execute. Every structural wall removal includes a P.Eng. stamp before permit submission.

Demolition
HEPA containment from day one. Negative air scrubbing machines and sealed dust barriers before the first swing. Hazardous material testing on pre-1990 homes included in assessment.

Flooring
We install LVP, LVT, porcelain, ceramic, engineered hardwood, and solid hardwood. Every floor starts with a substrate inspection — flat to within 1/8 inch over 10 feet before any flooring goes down.

Painting
Two coats minimum. Benjamin Moore Regal Select or Sherwin-Williams Emerald. Surfaces repaired, caulked, and primed before paint touches the wall.

Popcorn Ceiling Removal
Festool Planex long-reach sander with CT HEPA extractor. Dust captured at the point of cut — 99% of debris never touches your air. Level 5 smooth finish available.

Drywall
Level 4 drywall is our baseline — not Level 2. Fire-rated Type X for legal suite assemblies. Resilient channels and QuietRock available for sound control between rooms.

Stairs
Sand and refinish existing treads or install solid oak and maple overlays over existing sub-steps. Black metal balusters and matching risers finished to your main floor standard.

Interior Doors
Slab replacement, pre-hung installation, or full French and pocket door systems. Frames plumbed and shimmed square. Matching casing installed and finished to your trim standard.

Carpentry & Trim
Baseboard, casing, crown moulding, and custom built-ins. Precision mitre cuts and hand-coped inside corners. Solid hardwood or moisture-resistant MDF depending on location.

Structural Work
Beam installation, load-bearing wall removal, header work, and point load transfers. Every structural modification requires a P.Eng. stamp before permit submission. We coordinate the engineer.

The Most Requested Service We Do. The Most Misunderstood.
Not every wall is the same. A non-load-bearing wall comes down in a day. A load-bearing wall requires an engineer, a permit, a beam, and a foundation assessment. Most contractors do not tell you this until they are already in your wall.
The Ontario Building Code requires a Professional Engineer (P.Eng.) to perform an on-site structural assessment and provide stamped drawings before any load-bearing wall is removed. This is not optional. Municipalities will not issue a building permit without it. Contractors who skip this step are not saving you time — they are creating a liability that voids your insurance and exposes your home to structural risk.
At Cornerstone, we assess every wall before we quote it. We identify the load path, coordinate the engineer, pull the permit, and execute the removal under inspection. You get a finished open space — and a permit history that protects your home on resale.
Non-Load-Bearing Wall

Load-Bearing — Drop Beam

Oshawa structural alterations start at $155 flat fee. Whitby bills at $10.47 per square metre minimum $300. Ajax uses a $9.68–$14.22 multiplier minimum $329. Pickering runs $15.40 per square metre minimum $165. Expect 2–6 weeks for permit processing depending on municipality workload. Our specialized orbital sanding does not gouge your ceiling like primitive hand-scraping tools do. It cleanly removes the texture while perfectly prepping the gypsum board for a smooth, modern, paint-ready Level 5 finish.
