Kitchen: a minor refresh — refaced cabinets, quartz counters, new hardware and lighting — typically recoups 75-100% of its cost and is almost always worth doing. A mid-range remodel (new cabinets and appliances, same layout) still does well, often 55-75%. Bathroom: the same pattern holds. A minor refresh — new vanity, faucet, toilet, floor tile, same layout — typically recoups 75-100%. A mid-range remodel (new tub-to-shower, tiling, ventilation) still does well, often 60-75%. Bottom line either room: if it looks worn out, isn't functioning properly, or has visible dirt, rust, or mold, fix it — that kills showings regardless of ROI math. But a full luxury remodel, kitchen or bath, is a want for you, not a need for the sale.
Basement — Depends on Your Goal, Not Just ROI
Basements don't recoup like kitchens or bathrooms — even a well-done finish typically returns 50-75%. But percentage isn't the whole story here: a finished basement adds real, marketable square footage, and Canadian buyers notice it.
If your basement is unfinished or dated, basic finishing — framing, insulation, drywall, simple flooring — is worth doing before you list. It typically recoups 65-75% and makes the home show as bigger than it is. See Basement Finishing for scope and pricing.

One rule overrides all of the above: never finish a basement over a damp or leaking foundation. Fix the water first — moisture issues under new drywall cost more later than they save now.
