Do I need a permit for my basement apartment?

Yes. Legalizing a basement apartment or secondary suite requires a building permit, which requires drawings from a BCIN-qualified designer or architect. How long do permit drawings take?

Turnaround depends on project complexity, but most residential drawing packages are completed within a few weeks. Municipal permit processing adds additional time on top of that — Oshawa and Durham Region typically run 2-6 weeks depending on the municipality.

Can I just knock down this wall?

Flush beam or drop beam — which do I need?

A BCIN-qualified designer can design and stamp drawings for houses, small buildings, renovations, and additions under 600m² and 3 storeys — most residential projects. An architect is required for larger or more complex buildings. For typical home renovations, a BCIN designer is a faster, more cost-effective option.
