Building Permit

Any change of use, new demising wall, or new plumbing/electrical work in a commercial unit requires a building permit through your municipality. We handle the application and every inspection.

ESA Electrical

Panel work, new circuits, and data infrastructure need an Electrical Safety Authority permit and inspection before the space is turned over.

Accessibility (AODA)

Public-facing commercial space in Ontario has accessibility standards to meet under the AODA — door widths, washroom layout, and path of travel are checked as part of your build-out plan.

Fire Separation

Demising walls between your tenancy and the units around it are built to the fire-rating your occupancy classification requires — not just drywall on studs.

Do I need a permit for an office fit-up?
Yes, in almost every case. Any new demising wall, plumbing, electrical work, or change of use in a commercial tenancy requires a building permit through your municipality. We pull and manage the permit and coordinate every inspection so it doesn't land on you.
What's different about a medical clinic build-out versus a regular office?
The core build — walls, flooring, ceilings, electrical — is the same. A clinic adds exam room plumbing, sound attenuation between rooms for patient privacy, HVAC sized for the room count, and accessibility details reviewed more closely because the space is public-facing. We plan for those from the first site visit rather than adding them after the fact.
Can you work around our business hours to avoid disrupting operations?
Often, yes, depending on the scope. For tenant improvement work in an occupied building we coordinate scheduling with you and building management directly, including after-hours or phased work where that keeps you operating. We map this out in the proposal before work starts, not on the fly.
Do you coordinate with landlords or property managers?
Yes. Tenant improvement work almost always involves the landlord or property manager on approvals, building rules, and sometimes shared building systems. We coordinate that relationship directly so you're not the one relaying messages between us and building management.
What is included in your commercial fit-up proposal?
Everything. Labour, materials, permits, project management, and daily cleanup, with a full written proposal and a fixed price before any work begins. The number in the proposal is the number on the invoice unless you change the scope in writing.
